Today I am taking a first time buyer out to see properties. We have 8 properties on the list to see and yesterday I spent some time making appointments to these buyer’s to view these properties. We have a window of time today to go and check these houses out.
They say that real estate is local and apparently that is correct because in the Metairie area which is a suburb of New Orleans it seems they don’t use lock boxes. This means that an appointment has to be made with the listing agent to view the property and if the listing agent is busy then the buyer doesn’t get to see the property. Two of the houses on my buyer’s list can’t be viewed today because the listing agent’s have other plans. One listing agent told me she could show it at 9am and since my buyer is not available then she said well how about later this afternoon or tomorrow.
No, my buyer is available for a certain window today and it just shouldn’t be about your schedule it should be about accommodating the buyer.
As a seller it is important to give wide access for showings – all by appointment. The two sellers today may be missing a truly wonderful buyer for their home..
If you allow a lockbox with an appointment you will insure that all buyer’s interested in previewing your home will have an opportunity.
