As of today in the Garden District (Area 65) there are 38 active single family homes for sale. The lowest price is $94,900. for a property in fair condition at a cost of $51/sq. ft. The highest price is $12,500,000. at a cost of $1035.00/sq. ft. The average days on market so far are 142 and the median days on market are 87. There are 39 weeks of inventory which is almost 10 months and represents a buyers market.
4 single family homes sold during the month of January, 2012 as compared to exactly the same number in 2011. The number of homes under contract are 14 as compared to the same number last year. For the sold properties in 2012 the lowest price was $141,000 and the highest was $2,300.000.
The difference between the graphs and my numbers are that my numbers are based on Area 65 on our local multiple listing service which is different than using the zip code 70115 which includes part of the Garden District.
