Coming up for discussion in the Louisiana State Legislature on Monday, April 21, 2014 proposed new laws about Home Inspectors. The new law would require Home Inspectors to include in their reports information about the possibility of mold in a property. There are professional mold inspectors and presumably Home Inspectors now recommend a buyer hire a professional to inspect. Mold is complicated and Real Estate licensees are required to provide a pamphlet on Mold from the Environmental Protection Agency to all home buyers.
Part of this new legislation is a provision that real estate licensees can no longer recommend a Home Inspector. We would now be required to provide a list of Home Inspectors prepared by the State Home Inspectors Board and only if asked. *Update* the wording has changed on this legislation and real estate agents would be permitted to recommend home inspectors however not with the intent to defraud.***
This has moved on to a 3rd reading and final passage today –
This law has not been passed and the wording about real estate agents recommending home inspectors has changed — we need to wait for the final law to see what it says.
