Orleans Parish which includes the City of New Orleans is divided by zip code, neighborhoods, wards, Historic Districts, City Planning Districts, Police Districts. The Multiple Listing Service in the greater New Orleans area has a completely separate division by areas. There are 73 neighborhoods, most of them organized with the people who live in the neighborhood taking an active role is what happens in their neighborhood.
All of this makes it difficult when searching for property. New Orleans doesn’t fit the national search for property. On the national sites you can search by zip code or city names and because a lot of agents don’t enter specific neighborhoods you can’t drill down and get specific locations. The mapping you now find on search sites, including this site helps you to get to the neighborhood you want.
Zip Codes don’t correlate to neighborhoods or to the MLS area map that agents enter listings by so using a zip code to search won’t give you the properties in any particular area. For instance if I search by zip code 70115 for the Irish Channel and Garden District I will also get part of Uptown.
Does this matter? Maybe. Zip Code 70115 includes properties in Historic Districts and not in Historic Districts and it is important to know what you are buying especially if you plan to make exterior changes – you may not be able to.
