In Louisiana there is a requirement that home seller’s complete a Property Condition Form. This doesn’t mean that the seller is responsible to correct and make their property perfect for a buyer it is just that they are telling the buyer about the current condition..seller’s often put N/A as their answer to questions and sometimes they really don’t know other times they don’t want to say. I am not sure why because most buyer’s will do their due diligence before buying a property and will check things out. When a seller puts N/A it makes extra work for a buyer and their agent.
This past week a property came on the market and the seller answered this way:
When you don’t tell the truth or try to hide things you can make mistakes and expose dishonesty and that gives the buyer a bad feeling that a seller is hiding more things…
Sometimes seller’s need to get out of their own way.
