I got this inquiry from a buyer this past week on a property that I have listed. Why he wanted to know is the property still on Trulia when he was told it is not available any longer. The reason is different from multiple listing service to multiple listing service and this happens because of rules. The basic concept is that if a property is in contract but there are contingencies on that contract such as a mortgage technically it is not sold. When the contingencies are removed while it still has not passed title the status has changed. Properties that are entered into the multiple listing service as “C” are in contract but have contingencies and properties that are entered as “U” are under contract. When a property changes to a “U” it is removed from sites like Trulia.
That is the answer as to why the property is still on Trulia. I agree that this can be confusing.
