I currently have a buyer who travels for business and his schedule is not in his control. He has been viewing property’s on the internet and he like all buyers has a wish list things he wants in a house and things he doesn’t. Without pictures he is not able to see what the interior of a home looks like when on one of his trips. He is put at a tremendous disadvantage against buyers who are in town and are able to go to houses at the drop of a hat.
The internet plays a very important part in the process of selling homes. While there may be plenty of buyers in town how does a seller know that they have received the best and highest offer if certain buyers are excluded because of a lack of pictures. How does a seller know that the full price offer they have gotten is the highest? How does a seller know if they could have gotten over the asking price if all of the available buyers are not able to view a home online.
If this buyer were able to preview the pictures and the house looked like a property for him he may return from his trip to view it but without the pictures he has no way to know.
His schedule does not permit him to be available on Sundays to go to Public Open Houses. He comes from a State where this is not how buyers are treated and he knows how it should be. He wants to be respected.
For any seller thinking about selling one of the items that you should discuss is the marketing of your property which would include a complete set of pictures that shows off all of the wonderful aspects of your home to potential buyers. If they see what they like online they will want to come see your home in person. Without the pictures they are being forced to take the time to come see your home when your home if absolutely not what they are looking for wasting their time and your time.
Without pictures your agent may tell you they had an active Public Open House because lot’s of buyers came but it does mean anything except that they were forced to go because they couldn’t see the interior online. It is not a nice way to treat the buying public who in this day and age deserve more respect.
If you list with me I will use all available tools to insure that your home is presented to all buyers in a respectful way. That all buyers schedules will be respected. That any and all buyers for your property will have an opportunity to preview your home online and at their convenience if they want to personally preview it. That is the only way to know that you have maximized your investment and gotten your highest and best offer. That is the only way to insure that no buyer has been discriminated against.
