In the Uptown/Garden District/Carrolton area of New Orleans it is a very strong seller’s market for certain properties. One of those properties came on the market about 5 days ago and I have a buyer who jumped on it rightfully thinking that many buyer’s would be interested.
We made an appointment and went to the see the property, along with about 5 other buyers. We were all given the same time for our appointments and so while one person went in to see the property the rest of us waited outside.
Then the listing agent arrived and told us that not only had a contract for sale been signed by the seller, but a back up offer had also been signed.
All of us had wasted our time. One buyer left after seeing the property yelling back to their agent that they would speak to their wife and get back to their agent later.
The listing agent was sorry about this but “it had been this way since the listing came on the market”. I assume she meant she was overwhelmed trying to deal with the phone calls and appointments. And of course getting the contracts signed by the seller.
This was terribly unfair to all. We all should have received an email, text, call that the property was in contract before we rushed to get there for our group appointment.
