You are a buyer who has been looking at properties. You find a property that you like but are not sure and want to see a few more before you decide to put an offer in. You don’t want to put in the offer but you don’t want to miss out on this particular property either. You ask you agent if the listing agent could let you know if an offer comes in so you can decide whether to put an offer in or not.
What is the problem with this? Well, first of all the listing agent can only release the existence of offers with the sellers permission and if it is in their best interests. So you continue to look at other properties and an offer comes in and the listing agent doesn’t call. The listing agent doesn’t call because the offer that comes in is a terrific offer and the seller wants to accept it. The seller decides he does not want to “shop” this offer and risk losing the buyer who stepped up and placed a buying offer on their property by calling a buyer who is waffling and indecisive about buying their house.
If you are interested in buying a house step up on put in an offer or be prepared to lose the house. There is no guarantee that you will be called when competing offers come in and you need to be prepared on any property that a buying offer can come in at any time.
